Real estate registry management model applying Blockchain for legal security in Peru

Abstract
Given the paramount importance of understanding how to guarantee the inviolability of transactions recorded in the purchase, sale, and registration processes of the Real Estate Registries of Peru, this research aimed to determine the technical components of Blockchain technology through a management model that supports legal security and assures property owners that their records will not be unscrupulously manipulated, even in the event of collusion between corrupt officials and interested parties. The management model includes the identification of the tools and their interactions that guarantee data immutability and is completed with the relevant actors and documents used in the registration and publicity processes and procedures. Furthermore, at a macroeconomic level, a positive correlation exists between annual GDP and revenue from registry services from 2018 to 2025; consequently, the allocation of greater capacity in the technological infrastructure is justified
